What do buying or rental search agents do?

Search agents differ from estate or letting agents in that we are retained by our client to act in their best interest. Our key objective is to find and secure a property that best matches our clients' preferences. We also aim to secure this at the best available price, whereas of course, the estate or letting agents work in the best interests of the seller or landlord. Each agent will charge a fee for this service.

I don't have the time or resources to look for property myself, can you help me?

Yes, if your property requirements fall under our remit - prime central London and the country - we can help you find your ideal property. We start by discussing your property needs, but more importantly we spend time getting to know you, to fully understand you and your future plans. With this knowledge we can then identify and shortlist suitable properties.

What are the benefits of using a buying agent?

We provide our clients with many important advantages. We don’t compete with estate or letting agents, instead we are their valued counterparts. There are no restrictions on the agents, vendors/landlords and other contacts that we work with. This gives you, through us, access to a vast range of properties and because we are in constant contact with them, your search is driven by the very latest market intelligence and availability.

We will proactively search the market using our network of contacts to give you access to all properties that suit your requirements, including those that are only available ‘off market’. In such a competitive market, professional advice is key to a quick and successful purchase or rental.

The search is only the start of the TBS service as we carry out extensive due diligence on the property, providing impartial advice on price and any other issues that might affect your future enjoyment. These are then summarised in our comprehensive buying/due diligence report.

Our teams are made up of experts in their region who know how to get their clients to a ‘preferred buyer or tenant status’ and negotiate the most favourable terms on their behalf. It isn’t always the case that the highest price wins and we are creative and flexible when it comes to negotiating on your behalf. Once terms are agreed we guide the purchase or rental through to exchange of contracts dealing with any issues that might arise and working closely with your solicitors and other advisers.

Following exchange of contracts we provide clients with a completion and handover service. This includes inspecting the property on the morning of completion to ensure everything is as it should be before final monies are released.

On purchases, our completion management specialist will then deal with the transfer of staff, utilities and services and provide you with a New Owners Guide on how everything works, as well as advice on the on-going management and the running of the property.

How are you able to reduce the asking price?

We know the areas in which we work and the properties that fall within them, we know the true value of a property based on comparable evidence and market intelligence. If we don't think the property is priced correctly, we'll negotiate so that it is. Negotiation is one of our key strengths and we’ll never step down or falter. If we don't think you're getting a fair deal, we will advise you.

Where do you add value?

We look at every potential property, ensuring that pricing is right, that you’re getting value for money and that it meets your personal or investment objectives. We undertake comprehensive due diligence that protects your hard earned money. This way you know exactly what you're buying or renting without any unpleasant surprises further down the line.

We'll also hold the deal together and troubleshoot where necessary, ensuring that you exchange within given time frames.

It may go against the holy grail of customer service, but we stick to our principles when it comes to protecting our clients' money and best interests. We have saved clients millions of pounds and potentially years of headache by persuading them not to buy or rent a property when we know it's a bad investment.

Who are our clients?

Our job is to find and secure property on behalf of the buyer or tenant while protecting their best interests. Where possible, we'll negotiate on asking price and hold together the conveyancing process and financing all the way up to completion.

Our clients come to us for a number of reasons - some live abroad and need a trusted agent to secure property on their behalf, some have been left disappointed when missing out on a purchase or rental and others just don't have the time to look for property and engage in negotiations.

If their property requirements fall under our remit, we endeavour to help each client source and secure their ideal property, be it a London property or a home in the country.

How do buying or search agents differ from estate or letting agents?

We work solely for the property buyer or tenant, searching for and acquiring their ideal property at the best terms available while overseeing the negotiation and conveyancing process. Estate agents act solely for the seller or landlord, namely to get as much money as possible from the sale of the property or the best terms and price on a rental.

How do you gain access to the private market?

Over many years we have built up excellent personal relationships with our contacts which, combined with our reputation, means we often hear about properties long before they become available to the open market.

Furthermore, we all live in the areas we cover so it’s not unusual for vendors to approach us to see if we have a suitable client for their house or flat. Selling and letting agents also know that we represent the best buyers or tenants in the market so they will keep us informed of these opportunities.

In fact nearly 70% of the properties we bought for our clients during the last 12 months were purchased before they even appeared on the open market.

Do you have access to properties marketed by all agents?

Yes. We have excellent relationships with the best agents in the business. Our connection to Knight Frank LLP has no impact on the relationship we have with every agent dealing in your property search.

Can you acquire or rent property from Knight Frank?

Yes. TBS is the independent search consultancy of Knight Frank with our own offices and systems. If a TBS client becomes interested in a property where Knight Frank is the selling or letting agent we will ask that they and the seller or landlord sign disclosure letters.

These confirm that both parties are aware of our relationship and are happy for both sides to act on their behalf on the understanding that both will be acting in the best interests of their clients.
