Buying a property in London is more often decided by your day to day needs and your lifestyle requirements. Proximity to schools if you have children, access to a park for health and wellness, and good local shops and restaurants all come into play. Do you need a communal or large garden? Where is work and are the tube lines suitable for easy access? London is made up of many villages – the flat or house and the village should fit your lifestyle. Different areas offer different architecture so what you think you might want, might not exist in a particular postcode. Our team are experts in giving advice on this as so often clients will purchase in areas that they would never have considered without our help and guidance.

The pricing varies enormously and can be led by many factors.

In prime central London, prices for good flats can range from £2,000 per sq.ft and rise swiftly upwards from here. For a house set over many floors with poor outside space, you would be looking at circa £2,000 per sq. ft, but for a house in Notting Hill, with access to a communal garden, you could expect to pay closer to £4,000 per sq. ft. In general terms, you get better value for money in North and South West London on a price per sq. ft basis.

In North London, however, the main driver is not just price, it is about lifestyle and the individual buyer’s priorities. The area offers such a wide range of architecture, from Queen Anne to present day, with little uniformity. Often for the same price as a terrace house in Central London, with limited outside space and no parking, you would be able to acquire a semi-detached or detached house with a good size garden and potential parking in the £1,200 to £3,000+ per sq. ft region. Some of the architecture in the area can also offer a lot more lateral living, as well as the ability to extend more easily.

In South West London, it is similar. This area offers wider lower built houses with less stairs. The gardens are usually larger and off-street parking is generally commonplace. Therefore, this area often appeals to families and those hunting for more space, less congestion, a village feel and better value at £1,000 to £1,500 per sq. ft.
