How do we work

The search and shortlisting of properties is only the start of the TBS service, our property search agent's also carry out extensive due diligence on every chosen property and provide impartial advice on price and any other issues which could affect a client's future with the property. This work will vary depending on whether it is a purchase or rental but would encompass, where appropriate, planning and environmental issues, renovation costs and feasibility of carrying out these works, blights, income and running costs, privacy, commutability, schooling and amenities.

The Property Search

Each property search begins with an initial consultation, either by phone or in person, where we create a bespoke plan of action that will be tailored to you based on the type of property you require as well as your short and long term aims. By fully understanding and anticipating your current and future property requirements we can target specific areas and property types, shortlisting on and off-market opportunities which closely match your lifestyle needs or financial objectives.

Short Listing

Our property search agent's visit each property and then draw up a shortlist prior to your viewing, ensuring that 'all boxes are ticked.' Only after we are satisfied that it is priced correctly and fulfils your requirements do we recommend a personal accompanied viewing, all of this saving you time and effort.

If a client is interested in making an offer, the process then moves on to the negotiation, due diligence and finally, completion.

Every negotiation is different and each therefore requires a careful tactical approach. Our collective experience and expertise, combined with painstaking due diligence carried out on every property purchased or rented, provides a high level of comfort to our clients.

Our extensive track record allows us to secure your chosen properties at the best possible price, often saving substantial amounts of money throughout the process.

We are creative when it comes to negotiating on your behalf and our aim is always to secure the property on the best available terms and to place you, whenever possible, in a 'preferred purchaser or tenant' position. It is not always the case that the highest offer succeeds.

Once terms are agreed, we work with your solicitor or other advisors, assisting with any issues that might affect the terms of purchase or rental.

The search is only the start of the service as we carry out extensive due diligence on the property, providing impartial advice on price and any other issues that might affect your on-going enjoyment. Transaction & Completion Management

Once terms are agreed, we work with your solicitor or other advisors, assisting with any issues that might affect the terms of purchase. For rentals, we provide a full tenancy administration service.

Each client has different property requirements and we provide a bespoke service to cover every single aspect of your individual needs, a relationship that continues beyond exchange of contracts, starting with our Completion Management service.

As search agents, the majority of our work lies in finding the right property and negotiating the best possible terms for you, but we don't stop there. We think it's important that your new property feels like home as soon as you put the key in the door.

It's the little things that matter. That's why we'll help you settle in to your new property, taking care of everything from the inspection on the day of completion (before final monies are released), setting up accounts, recruitment of staff and house or estate management.
